From Thanksgiving to Black History Month is the slowest time of the year for home buying in Michigan, due to it being the dead of winter. But that doesn’t mean sellers can’t sell during the winter months. In fact, with a decreased number of good homes on the market, sellers may have a better chance to stand out and attract a serious buyer.
Winter can still be a good time to sell a house, but you might have to work a little harder to make the space appear cozy, warm, and inviting against the dreariness of the season. The team at BLAC curated six tips offering insights on how to sell a house quickly in cold weather.
Stage and Declutter
A professional stager or interior decorator can arrange furniture, so selling points in a home don’t get overlooked. Make sure paint colors are neutral and make the home feel warm.
Make it Feel like Spring
Display photos of your home on flyers that also show it during warmer months and on other marketing materials. However, be sure the first photo is an exterior winter photo.
Heat it Up
Turn up the thermostat in the home so potential buyers are comfortable from the moment they step through the door. A vacant, cold home can make buyers uncomfortable.
Price it Right
A fair price will sell any home, anytime of the year. If possible, price it a few thousand dollars under the neighborhood average to attract an investor or buyer. They usually pay cash and can close quickly.
Clear the Path
Keep sidewalks and driveways clear of snow, ice, and leaves, giving potential buyers a clear path to your listing’s front door.
Holiday cheer
There’s less daylight in the winter months, so it’s even more important to keep all the lights on and to open blinds and drapes for natural light. Keep the home well-lit even when you’re not there, so the home still looks inviting to those who drive by in the evenings. Add holiday lights in the windows or on the shrubs to make the home feel festive.
